PS 102 Manhattan


TONAB was commissioned by the New York City School Construction Authority (NYCSCA) to restore the envelope of this 1913 gothic revival school. Much of the brick was original to the building and showed the effects of age and weathering, with numerous areas patched at various locations. The windows were insulated, but with polycarbonate panes that were hazy and prone to scratches. The windows were double hung and difficult to operate. Roofs were worn, long past their prime, with vegetation growing on them. Roofs also included damaged and inoperable mechanical ventilators, which were in need of replacement. The water infiltration damage extended to the interior, with peeling plaster walls and ceilings in numerous locations. The scope was to replace brick, replace roofs and parapets, restore existing terra cotta, and replace the windows.
