This building, located in the Crotona Park East neighborhood, was designed in 1907 by C.B.J. Snyder, architect and NYC superintendent of school buildings at the time.  Terrence O’Neal Architect LLC (now Tonab Architecture PLLC) was hired under an on-call contract to restore the facades and roof of this building, which was leaking badly.  Water was penetrating through walls and the roof, and interior wall plaster was crumbling, creating a hazardous condition.  The scope of work included extensive replacement of the outer wythe of brick, parging of terra cotta block backup, then installation of new brick at the exterior wythe.  Since the building is SHPO eligible, we restored the original ornate terra cotta work (using precast concrete instead) at the parapets.  Damage to existing masonry was very extensive, as was water leakage into the building.  The building is four stories plus a basement and tank room penthouse. The building has no elevator and the main entrance is at a raised platform above a flight of steps.  The structural framing system is steel with concrete slab floors and roof and solid masonry bearing walls with face brick.
